			</div><p>While many companies are now looking at <a href="http://www.rasodelarca.com">Chinese investors</a> as potential investors; they can also be the most difficult investors to reach because of the language and cultural barriers; here are some little tricks that could assist you in reaching them.</p>
<p>We have been developing programs and strategies for companies to reach Asian investors (especially Chinese) investors more easily; here are 6 tricks we use.</p>
<p>1) Getting Around Web Censorship Trick: As we know, Chinese Government has been blocking western websites for many years now; this has caused a lot of inconvenience, meaning that Chinese investors are able to see your websites. You may wish to host your website in China, but that may even open up more problems. <strong>One way to solve this is to have your website in Hong Kong</strong>, as it is considered as a “neutral” web ground. Censorship are usually imposed on major news websites from western countries (USA, Australia, UK and Canada). The quickest way to find out is asking your colleague or friend in China and see if they can access your website from China.</p>
<p>2) Second Website: This leads to our 2nd strategy, if your website is blocked, it is best to separate the “Chinese website” from your main site, and hosts it somewhere else. This ensures your “Chinese” language website is accessible to potential Chinese investors and business partners.</p>
<p>3) Prepare Newsletters in Chinese: We have assisted quite a number of mining and real estate companies this year by preparing their newsletters into Chinese; this is a good way to reach investors. Asian investors like to “take-away” something from meetings; another possibility is to prepare your documents and compress them into 1 CD for them to take-away after meetings.</p>
<p>4) Presentation Matters: <strong>Chinese investors</strong> need to feel comfortable about who they are dealing with; they prefer to have meetings in your office, so that they can check out if your office is a modern looking building (symbolic of your success). We all know this is impossible and unnecessary for many small start-up companies; so, my suggestion is; use virtual offices for meetings; as these offices are often located in prestigious locations.</p>
<p>5) Regular Press Releases in Chinese: This is nothing new, people need to know about you, both in English and Chinese. For Chinese investors, this is especially important as they do not live in Western countries; they will rely on Internet much more for research during the initial assessment.</p>
<p>6) Are you on Chinese Search Engines: It’s pointless to have your website and press releases just on Google as Chinese net users do not even use Google; so make sure your news can be picked up major Chinese search engines and news websites as well.</p>
<p>The above 6 points are some effective tricks you can use to improve your visibility to prospective Chinese investors; these are web oriented strategies. The concept is not different from English investor relations programs; just make sure they are converted into Chinese language (accurately).</p>
<p>Translation is another trap which can turn <strong>Chinese investors</strong> away; and worse, they won’t tell you why, you have to find it out yourself! Make sure your translations are accurate; as majority of translators lack of basic financial understandings; and can make a lot of financial mistakes on terms like “Due Diligence” “Bankable Feasibility Study” and almost all currencies are translated into USD as that’s their most familiar currency.</p>

			</div><p>One developer operating in the Spanish market has reported a rise in the number of sales to <a title=" international buyers for properties in spain" href="http://en.rasodelarca.com/">international buyers</a>.</p>
<p>Taylor Wimpey revealed that during the first eight months of this year, it saw transactions to overseas investors increase by eight per cent, on the year to date.</p>
<p>According to the firm, it also received a significant rise in the number of enquiries about <a title="Properties in Spain" href="http//en.rasodelarca.com/">properties in Spain</a>, with a 70 per cent boost in the first half of the year, compared to the same period in 2010.</p>
<p>The company also showed that it is Brits who are keen to enter the real estate market, accounting for 32 per cent of sales so far this year.<br />

<p>Earlier this month, Adrian Warriner, managing director at Spanish-Living.com, noted that the significant price falls that have occurred in many regions of the country make this the ideal time for investors to find a bargain.</p>

			</div><p>People who wants to <a title="buy a property in Spain" href="http://www.rasodelarca.com" target="_blank">buy a property in Spain</a> may decide that it is a good time to do it, with VAT on transactions for new-build houses and apartments set to fall to four 4% &#8211; half its normal level &#8211; from now until December 31st this year.</p>
<p>Government spokesman Jose Blanco explained in a statement that it is hoped the measure will help reduce the amount of unsold stock in the country.<br />
House prices in Spain have been steadily falling, with the latest General Spanish Real Estate Market Index revealing a 6.4 per cent year-on-year decline in July.<br />
<span id="more-187"></span></p>
<p>The requisites for the real estate deliveries to qualify for the super-reduced 4% rate instead of 8% according to Real Decreto-ley 9/2011 are:</p>
<p><strong>1.	An entrepreneur or professional must deliver the house</strong>. If that is not the case, the applicable tax will be 8% (Transfer Tax).</p>
<p><strong>2.	They have to be finished houses </strong>on first delivery (accomplished by the developer).</p>
<p><strong>3.	Buildings destined to demolishing are not considered</strong> to be suitable for home use.<br />
4.	The house’s delivery must be completed within a term running from August 20, 2011 to December 31, 2011.<br />
<strong>5.	When the delivery’s object is a house under construction</strong> and therefore the acquirer must proceed to finish it, the applicable tax rate shall in all cases be 18%.<br />
<strong>6.	Parking places (for a maximum number of two)</strong> and to any other annexes of a house, must be transferred jointly with said house, and they must be situated in the same plot the house or building they belong to is situated in.</p>
<p>The Government has seen that lowering prices through the halving of IVA has helped to increase <strong>investment in Spain</strong> from Russian, Dutch, and Swiss buyers and investors.</p>

<p>Secretary of state for housing in Spain Beatriz Corredor commented: &#8220;This means that foreign citizens will now have access, in a way they can more easily understand, to all the information regarding the physical, legal and urban development status of a property.&#8221;</p>
<p>The government body also noted that the buyingahouse.registradores.org site will improve the transparency of the Spanish real estate sector outside the country.</p>
<p>Meanwhile, Spain is also participating in a pilot of the cross border electronic conveyancing scheme with the Netherlands.</p>
<p>It is set to be introduced as an EU-wide initiative and the hope is that it will offer greater protection to buyers involved in real estate transactions outside their home country.</p>

			</div><p><strong>London-based private equity firm Doughty Hanson, together with Dutch firm Multi Development and local partner Preactiva, are to invest €400m in an upscale mall development in Madrid in a bid to attract luxury brands not yet present in Spain. </strong></p>
<p>The Expansión newspaper reported that the project, billed as Spain’s most exclusive shopping mall &#8211; the so-called Valdebebas Center &#8211; will extend across 140,000 sq.m. and be built in the northwest of the capital with direct access to Barajas International Airport and the adjacent exclusive residential complexes of La Moraleja and Castellana.<br />

Designed by architects Chapman Taylor, the mall will have a VIP, members-only shopping area, as well as relaxation and children’s play zones. In addition to brands such as Bulgari, Cartier and Tiffany, the mall is expected to attract marques not yet present in Spain such as Uniqlo and Gilly Hicks.<br />
While the retail real estate sector has proved to be the most resilient during the economic downturn, the luxury market has still felt the chill. The ABC Serrano mall in central Madrid, for example, recently widened its customer base with the inclusion of a supermarket. While luxury brand revenues have revived in Spain, the recovery in consumer confidence is likely to remain slow, Expansión notes. Doughty Hanson’s existing Spanish retail portfolio was acquired in February using Fund II when it paid Sonae Sierra €120m for two centres: Plaza Éboli in Pinto, Madrid, and El Rosal in Ponferrada, León. pie</p>
<p><strong>PIE COMMENT: </strong>Certainly an interesting concept when Spain is struggling with an economic crisis and consumer slump sparked by a residential property collapse! Doughty has a reputation for counter-cyclical thinking, and has been seeking Spanish retail, albeit on a more conventional level, this year. Multi Corp is not a developer known for taking gambles so that the JV has clearly identified a different segment of demand in the Spanish capital.</p>

			</div><p>The purchase of Spanish residential property by foreigners in first quarter 2011 rose by 28.7% over 1Q10 to €1.13bn, returning to levels not seen since 2008, according to the Bank of Spain. The rise was the sharpest year-on-year increase since 2001.</p>
<p>Overseas investment in Spanish housing has been falling since 2003 and although quarterly totals surpassed €1bn in 2007 and 2008, they declined most steeply in 2009 and 2010. In comparison, Spaniards invested just €185m in property outside Spain in 1Q11, a 25.7% drop over 1Q10.</p>
<p>Quarterly<strong><a title="investment in real estate" href="http://blog.rasodelarca.com/land-for-investors/"> investment in real estate</a></strong> abroad has not surpassed the €600m-mark since 2007.</p>
